A Perthshire estate with its own loch is up for sale.
Foswell, near Auchterarder, is on the market for offers over £2.5 million.
Buyers will acquire an 18th-Century house, several estate cottages and more than 1,000 acres of land spread across two farms, both of which are leased.
Emma Chalmers, of selling agent CKD Galbraith, said one of the attractions of the property was its proximity to Perth, Dundee, Edinburgh and Glasgow, meaning a new owner could potentially commute from the estate.
She said: “Foswell is quite unusual we haven’t had a property that’s so commutable for a while.
“With others you can’t get to Edinburgh within an hour but with this one you can.”
The estate agents hope fishing and boating fans will be attracted to the property by the lochan.
Built in 1908 by the Haldane family, it is secluded and periodically stocked with brown trout.
Emma said: “The lochan is quite cute and the current family go up there all the time.”
