The Keiller Centre is being offered for sale at an auction for a guide price of £750,000 to £800,000.
The freehold for the city centre shopping centre is open to bidders in the sale being conducted by agents Allsop on February 4.
Built on the site of the former Keiller jam factory, the centre has reverted to its original name after a spell as the Forum Centre.
A spokeswoman for Allsop said the sale has no effect on the existing traders, whose leases will continue.
The prospectus for the property explains that the landlord’s shortfall as a result of concessions, voids and empty rates is approximately £63,600 per annum.
A number of units are let on concessionary terms or are vacant, which the agents say provides the opportunity to raise income.
Bidders are encouraged on the strength of Dundee’s status and the opportunities presented by the central site, which is also close to the £1 billion waterfront redevelopment.
The ground-floor 3,413 sq m property offers a number of variously sized retail units, ancillary accommodation and open space, together with a small basement storage area.
It has entrances from High Street, Commercial Street and Chapel Street, and also has on-site parking for 21 vehicles.
