A hotel in the centre of Forfar is up for sale.
The Queens Hotel and Lounge at The Cross has been put on the market for £600,000.
A former coaching inn, it dates back to before 1822.
The hotel has nine bedrooms all with en suite, a lounge bar which recently underwent a major refurbishment and a function suite which can cater for up to 100 people.
Owners Stephen Cumming and Alan Storrier bought the three-storey property through their business, Tayfield Investments, in 2002.
Mr Cumming said: “We’ve been here for 13-and-a-half years and we’ve had a great time.
“But Alan and myself are both getting older and the time’s come to run down our business interests a little bit.
“The bar had a major refurb two years ago, right back to the brick wall,” he continued.
“It’s a profitable business and it would suit a couple as it comes with a three-bedroom flat within the building.”
The premises also includes toilets, a spirit store and bottle store, keg cellar, office, catering kitchen, laundry and freezer store.
There is also manager’s accommodation in the form of a three-bedroom flat with lounge, kitchen and bathroom.
The hotel bedrooms consist of four double/twin rooms, three single rooms and two family rooms. There is also a dining room used for breakfasts on the first floor.
The sale is being conducted through Christie & Co in Edinburgh.
The emergence of the Queens on the market comes amid the prospect of major developments in the Forfar hospitality and accommodation market after years of inactivity.
Just a few doors away at The Cross, the offices of Angus Council have been lined up by pub giant JD Wetherspoon as a town superpub site.
