An exceptional block of prime Angus land extending to almost 800 acres is coming on the market later this week with a price tag of £7.4 million.
The drawback is there is no farmhouse, or even a cottage, included in that price.
The five arable properties, all within roughly a 10-mile radius of Arbroath, are being sold by retiring farmer Hugh Cowan of East Mains of Dysart, who has amassed the land during his farming career. He intends to continue to live in the farmhouse once the farm is sold.
The properties range in size from 36 to 390 acres and feature a large solar PV array and underground irrigation system.
Stewart Hamilton of land agents, Bell Ingram, which is marketing the land, said he expected neighbouring farmers to be the likeliest purchasers.
“It’s very unusual to sell five different parcels of land in a oner,” he said.
“Each one is productive and well situated and, whether purchased as a whole or individually, offers a fantastic opportunity to buyers to expand their existing business. I’m very intrigued to see how it goes.”
Mr Hamilton said the farmhouses and cottages on the farms had been split up and sold off in the past.
However he said a house “could be available” in a separate deal on East Hills farm.
The largest unit is East Mains of Dysart, which lies two miles to the south of Montrose and overlooks Montrose Basin.
It extends to 390 acres and grows cereals, potatoes and carrots.
It comes with a full underground irrigation system including lagoon and borehole.
East Hills, which lies between Forfar and Arbroath, is a 164 acre arable unit and comes with a 150kW solar panel system which brings in an annual income of around £30,000.
It also has a full array of purpose-built farm buildings.
Burnhead is located directly to the south of East Hills and extends to 36 acres, while the 93 acre Smallburn lies west of Greystone, Carmyllie.
Both of these arable units grow a wide range of crops.
The final block of 93 acres of land is at Paradise, to the north of Arbroath.
It comprises of two fields which are bounded by public roads and are surrounded by residential properties.
The selling agents suggest this land may be suitable for a small-scale housing development in future, “subject to the appropriate planning consents being sought”.
The five properties are for sale as a whole or in individual lots.
