Cala upbeat as first homes in luxury Fife development ready this year

Housebuilder Cala Homes said it had strong sales in the first six months of the year and high levels of interest in a luxury Fife development.

The company is on-site at Aberdour where it is building 84 homes on the Inchcolm Green development.

Work started earlier this year and the first residents are set to move in later this year.

Situated off Aberdour Main Street, it comprises 63 three, four and five-bedroom detached and semi-detached homes and 21 affordable properties.

All homes are being built to an A-rated EPC rating. The Inchcolm Green showhome is due to open in November.

Cala Homes Fife plans

Regional sales manager Kim Newbigging said: “We’ve already received high levels of interest in the new development and we anticipate this will continue throughout the summer.

“It has convenient links to the neighbouring forest and coastal walks, as well as easy access to the beach.

Cala Homes said the next release of four and five bedroom homes in Fife will start from £550,000.

“We think Inchcolm Green is perfect for families looking to lay down roots in a picturesque location only 30 minutes from the Edinburgh City Centre.”

Housing market ‘remains favourable’

Meanwhile Cala Homes said its performance in the first half of the year has exceeded expectations.

The business completed on 1,527 units. Profit before tax exceeded £98m to June 2022, a 26% increase on the same period last year. Turnover of £688m, a 15% rise.

The group has secured 90% of its private reservations forecast for 2022 at the end of June.

Chief executive Kevin Whitaker said the market “remains favourable” despite “wider economic factors casting potential uncertainty and negative sentiment”.

He said: “The strength of the sales market in 2021 has continued into this financial year.

“Significant industry-wide supply chain challenges continue.

“Market demand has continued to support both strong sales and pricing, offsetting ongoing construction cost inflation the industry is experiencing.

“We are confident in our ability to deliver a performance ahead of original expectations for financial year 2022.”

In the past six months, Cala Homes had an average selling price of £491,000.
