Former Fife nightclub in historic building goes to auction

One of the most prominent buildings in Cupar will go up for sale at auction next week.

The Wm Watt Seed Merchant offices building is more than 200 years old after starting its life as the town jail.

Most recently it was Jordans nightclub and Watts of Cupar restaurant.

The B-listed building stopped being used in 2019 after being acquired by developers.

They planned to erect 26 flats on the site and convert the historic building into offices but work never started.

It is now up for sale by Future Property Auctions next Thursday.

Bidding will start at £630,000 for the substantial building at the corner of Station Road and Coal Road.

The listing states: “This is an excellent investment opportunity with huge potential.

“The substantial commercial premises with large plot are in a fantastic town centre location of the highly desirable market town of Cupar, near St Andrews.

“It is sure to appeal to builders and developers looking for a great return on investment.”

The building’s windows are currently boarded up and there are signs of vegetation growing from the roof.

Long history of romance

The timed auction format means online bids can be made from 10am to 3pm on December 15.

The building, which dates from 1813, was designed by prominent early 19th century architect James Gillespie Graham.

It was listed 50 years ago in recognition of its “classic two-storey seven-window composition with giant Roman doric columns”.

When Jordans announced its closure on Hogmanay 2019, a spokesman for the business said a lot of customers had special memories of the nightclub. It had operated since 1991.

“A lot of people met in Jordans and went on to get married,” he said.

The auction house notes that property prices have been on the rise in Cupar with an average selling price of £227,461 in the past year. This is an annual rise of 8%.
