A family-run farm shop, cafe and kids adventure play area in Fife is on sale for more than £750,000.
Muddy Boots, at Balmalcom, is part of a farm which has been in the same family for almost a century.
Today it features a farm shop, café and kids’ play area, which opened about 15 years ago.
However the 15.5-acre site is now on the market for offers over £765,000.
Galbraith, which is marketing the property, says the “well-established” business enjoys “local and regional custom”.
It adds: “The ethos of Muddy Boots is about enjoyment and celebrating the best food and local produce.
“Fife has a strong agricultural heritage and is particularly know for the growing of cereals, vegetables and soft fruit, with the fruit and vegetables on offer in the farm shop being locally sourced.”
It says the adventure play is suited for all kinds of weather with an indoor play fort catering for climbers and sliders.
Outdoor activities include two giant bouncy pillows, climbing frames, pedal trikes, a water slide and laser tag. It also runs pottery painting classes and caters for children’s parties.
The business employs 20 staff, rising to 30 during peak times.
Galbraith said there may be opportunities to further develop the business.
It adds: “We also consider there good prospects of further diversification in the form of developing self-catering accommodation such as chalets or glamping pods subject to obtaining the necessary consents.”
Galbraith added that Muddy Boots enjoys “a healthy annual turnover and profit”.
