Who needs home comforts when the views are as breathtaking as this?

Not the potential buyers around the world who have been contacting estate agents in the hope of snapping up this humble bothy on the Angus coast.

The stunning location of Boddin Bothy.

Boddin Bothy, between Montrose and Lunan Bay, was once part of a salmon fishing station that dates back to the 1800s.

The ruins of the station are still standing and are included in the offers over £75,000  asking price.

It sits on a Site of Special Scientific Interest, surrounded by rocky shorelines and rockpools, wild coastal scenery and wildlife and the North Sea crashing right on the doorstep.

A core path runs past the bothy’s northern boundary and it is a popular route for visitors to the Boddin Lime Kilns, which are just south of the site.

The large structures on the edge of the headland are about 400 years old and were used to turn the local limestone into lime to “sweeten” acid soil. The original kiln was  expanded over time and it was once the biggest in Scotland before being abandoned in the 1830s.

 

The ruins are included in the cost.

Nearby Elephant Rock is a naturally formed coastal arch of volcanic rock, so named because it has been carved by the elements into the shape of an elephant’s head and trunk. And if living breathing nature is your thing the location, close to the Montrose Basin and the 80,000 migratory birds – including pink-footed geese, Arctic terns, knots and sedge warblers – that pass through there, makes it the perfect vantage point.

The property itself might need a bit of work but Bell Ingram agent Catherine Lawson said the firm had been bowled over by the interest from house hunters looking for the ultimate hideaway.
