A vision of how nearly 300 new homes on the edge of Arbroath would look has been lodged with Angus planners.
Housebuilder Persimmon has lodged the next stage of its bid for the development at Crudie Acres with design and access statements for the near ten hectare East Muirlands Road site.
The site, opposite the town’s Western cemetery, is allocated for around 230 homes in the proposed Angus local plan and the company say they believe it is capable of accommodating the 287 homes applied for.
The firm’s intention is to develop the site in two phases, with 100 houses being built in the next five years.
Bounded to the north by the Hercules Den burn, the site’s design draft reveals a development of two-story terraced, semi-detached and detached houses and cottage flats.
Persimmon say there are no bungalows in the proposal and have described the scale, massing and design as appropriate in the context of the existing adjacent neighbourhood.
“The proposed development constitutes a logical extension to the existing settlement to the south and will not appear incongruous or out of scale in terms of surrounding views,” suggests the company’s supporting statement.
Access is proposed via two access points onto East Muirlands Road, with a SUDS (Sustainable Urban Drainage System) being developed to include two separate basins at low points on the site.
Persimmon adds: “The development will be distinctive, safe and pleasant, welcoming, adaptable, resource efficient and easy to move around as per the required qualities of successful places cited in designing streets.”
Councillors will consider the application in due course when it comes before the area’s development standards committee, but when the proposals first emerged they brought a call from local members to use the proposal as an opportunity to improve nearby traffic problem spots.
There is a narrow bottleneck s-bend on the road out of the town northwards and it is hoped that may be improved if the large-scale development gets the green light.
Town councillor Alex King has also suggested consideration should be given to improvements at the East Muirlands Road junction with Keptie Road, which is already busy at peak times and likely to experience increased traffic from any new development.
