A prime site Arbroath town centre shop is about to go under the hammer.
The former Shoe Zone shop at 212 High Street is one of the lots in an online auction next week.
It has a guide price of £90,000.
The property is on the ground and first floor.
Currently empty, it is next door to Arbroath’s W H Smith outlet in the pedestrianised High Street.
Online sale
The closed doors Shepherd Commercial Auction is being conducted online by SDL Property Auctions.
It will start at 2.30pm on Wednesday.
The property is one of a number of unoccupied shops on Arbroath High Street.
But there are hopes a newly-approved retail park might bring a town centre spin-off by keeping shoppers local.
Last month, Home Bargains won planning permission for the £16 million Elliot industrial estate development.
Its 30,000 sq. ft. store and an adjacent 10,000 sq. ft. garden centre will anchor the project.
And there will be parking for 400 cars on the former Presentation Products factory site.
Work is due to begin next year on the development. It includes four other retail units and drive-thru and sit-in restaurants.
The firm hopes it will generate more than £5m annually and prevent spend heading to places like Dundee.
Montrose car park opportunity
There are almost 30 lots in the auction sale.
And it includes another Angus development opportunity.
It is a private car park in Baltic Street, Montrose.
The 903 sq. m. site near the town centre has parking for 30 vehicles.
But the sale listing says the land could have a number of potential development uses.
It has a guide price of £135,000.
Perth and Fife lots
And there is a six-flat residential portfolio in the centre of Perth.
The one-bedroom flats are in County Place, Alexandra Street, King Street, Abbot Street and Methven Buildings.
Bidding is expected to begin at £300,000.
In Fife, the Kings and Lords Treasurer’s Remembrancer has instructed the sale of around a quarter of an acre of land at Mayfield Farm, just south of Cupar.
The land has a guide price of £35k and sits beside the A914.
The Crown can claim ownerless land and property under Scots law and money from its sale by KLTR goes to the Scottish Government.
