A new retail centre could be built on Monifieth High Street.
Informal talks have taken place regarding the site at 40 High Street.
Most recently it was occupied by the Prestige Car Wash.
Three retail units will be built at the site if the proposed development is given the green light by Angus Council.
Surveyor Eric Young and Co, based in Edinburgh, has listed the scheme on its website.
Described as having “excellent prominence”, the proposed development would comprise three modern units arranged over a single floor.
Six car parking spaces and a loading bay would be constructed at the front of the building.
The units would extend to 1,500 square feet, 1,250 sq ft and 1,250 sq ft, respectively.
A spokesman for Angus Council said the development had been discussed but it had not got to the point of a formal application.
He said: “This site – where there was formerly a petrol filling station – is identified as an opportunity site in the Angus Local Development Plan which covers retail, business and commercial leisure uses, where compatible with activities in the surrounding area.
“Some informal discussions regarding the site have taken place, but no formal planning application has been received.”
Letting agent Graham and Sibbald, based in Greenmarket in Dundee, also has the proposed site listed on its website as “three modern units”.
