A Menzieshill pub could be bulldozed and the land converted into flats under new plans submitted to Dundee City Council.
The Rock on Dickson Avenue has been identified for demolition, as part of a proposal to build four shopping units and nine above-ground flats on the site.
If approved, it would be the second public house in the immediate area to be demolished and converted into housing, after plans to bring down the former Jimmy Shand were approved earlier in the year.
Jon Frullani Architects have submitted the application to the council on behalf of Rock Developments Ltd.
Four retail units with storage space will occupy the ground floor of the proposed new building.
The first floor will consist of seven two-bedroom flats and the third floor will have two two-bedroom homes with large south facing balconies.
In a planning statement, the architects said the scheme would help to breathe new life into the area.
“Support for the proposed development will facilitate the regeneration and redevelopment of a master-planned site that, subject to planning permission is in all other respects effective and deliverable,” it says.
“The proposal will enhance the quality and choice of housing in this area of the city, and contribute to wider community regeneration objectives.”
As required for all new build developments in the city, provisions for electric vehicle charging will be put in place.
Extra parking for the shops is included in the proposals, with the developers envisaging 14 off-street spaces in the new car park.
The new houses and shops would be close to the under-construction Menzieshill community centre,where work started in August.
The centre, which is expected to cost about £13.2 million, is being built in front of the existing community facilities on Orleans Place, to the south of Charleston Drive.
It will have a cafe, gym and kitchen facility, an IT suite and a sports area with two sports halls – complete with electronic scoreboards – and basketball nets.
It is also hoped that part of the centre could be used by schools for group activities.
