Designs revealed for block of affordable flats at Dundee’s City Quay car park

New detailed plans for more than 100 affordable modern flats in Dundee’s City Quay area have been revealed.

Developers want to build 122 apartments in two separate blocks, including car parking and a ground floor convenience store, on what is currently South Victoria Dock Road Car Park.

A basic application for the buildings, which is still to be approved by planning officers, was submitted to the council in May.

Further plans have now been lodged which show images of the proposed flats.

The north block, adjacent to Victoria Dock, would consist of 56 apartments, including 46 two-bed, four-person units, and 10 one-bed, two-person units.

A ground floor retail unit, probably a convenience store, would also be incorporated.

The south block, adjacent to the River Tay, would consist of 66 two-bed, four-person apartments.

The development, which would see one parking space allocated per flat, would also include a grassy courtyard in between the two blocks.

Each apartment will include a balcony with two large amenity decks incorporated into the top floor of the north block.

City Centre and Harbour Community Council chairman Bill Newcombe said the plans have received a “mixed reception”.

He also raised concerns current users of the paid-for car park would use the surrounding area for free when building work begins, causing an increased parking nuisance for current residents.

He said: “If it goes ahead I would hope the developer will apply some strict controls on the contractors working to minimise disruption, dust and noise to the neighbours.

“We are seriously concerned at the effect of removing the car park, which is extremely well used.

“The parking is liable to be much worse than it is now.

“Parking is continually being raised as a major problem with the city council and we hope that action will be taken by the council to protect the residents.”

A statement within the planning application says: “The north block in the design proposed will command stunning views across the River Tay to Fife and the south block will overlook the Victoria Dock basin and will have views across the central area of the city.

“The proposed apartment blocks will form another major development in the regeneration of the Dundee waterfront.

“The double fronted nature of the site provides a high level of visual amenity and orientations for the block with stunning water side views.”

The affordable homes will be delivered by Victoria Dock (Dundee) Ltd (VDDL), which is headed up by various individual developers, alongside Hillcrest Housing Association.
