Talks have reportedly been held with several retail giants over a proposed major development in Kinross.
Early plans have been lodged with Perth and Kinross Council for retail units, including a garden centre and drive-thru, at the former British Car Auction (BCA) site.
A petrol station would also be included.
If approved, the former auction warehouse – which lies at the foot of Kinross High Street – will be demolished to make way for the development.
The application has been submitted on behalf of Loch Developments Limited and Scottish Property Investment Management (LSPIM).

Not much detail has been revealed so far, but writing in a Kinross Community Council newsletter earlier this year, local councillor Dave Cuthbert said the developers had held discussions with a number of potential retailers.
He wrote: “LSPIM explained that they were looking to place three retail units and a drive-thru takeaway on the site, thereby removing the existing asbestos lined buildings.
“They said that they were currently in discussions with Marks & Spencer, B&M and Lidl, although the final list might be different.”
He added: “I would like the site to feature a road through to the pier, to take the traffic off the backstreets of Kinross.
“This was enthusiastically supported by the other councillors present and the community council reps.
“I also asked the developer to be mindful of the residential properties adjacent to the site.”
Members of the public will get to have their say on the proposals before a formal application is submitted to the local authority.
Writing in the application, the developers say they are “looking forward to engaging with the council, the local community and other key stakeholders”.
