A development will soon be proposed for housing and shops on land by the A92 near Carnoustie.
Alastair Fitchet of AJFitchet Architect has lodged a proposal of application notice on behalf of Marina Developments, which states the firm intends to apply for planning permission for housing and shops on the land between Muirdrum and the dual carriageway. A public event will be held at Carnoustie Library on August 5, from 10am to 2pm as part of the process.
Details of the site and an outline of the proposals will be available, and the agent will be present to answer any queries.
Mr Fitchet said: “With a keen emphasis on green design and renewables, Marina Developments will be ensuring that any planning application made will incorporate as much of this as possible.”
The developer and agent are looking at solar-powered streetlights, roofs being orientated to give maximum potential for solar panels, recycled aggregate under roads, reed beds and ponds for rainwater disposal and designing sustainable homes.
Mr Fitchet added: “All of this will not only help the environment, but in tight economic times could ultimately help reduce the running costs to residents of the new development, and possibly the rest of the village too.”
Plans for a filling station and car wash in the same area were refused by a committee in August. However, new discussions have been held between the developer, agent and the council’s housing team to identify the need for new social housing and mid-market rental housing in the area, and the agent said local Registered Social Landlords have expressed an interest in the development.
Mr Fitchet added: “It is proposed that the site could be split up and a mix of tenures be introduced to ensure diversity, and the inclusion of shop units within the development would hopefully encourage a local ‘live-work’ ethos, bringing some much needed amenities to the village.
“Marina Developments are keen to identify and bring on board at an early stage developers and potential investors to help drive the project forward, and are keen to not only tailor the intended planning application to suit them, but also consider the wishes of the surrounding community.”

Comments can be left in writing to the agent no later than September 2. Should the applicant choose to make a planning application, representations can be made to the local authority at that point.
