A key plot of land at the heart of Dundee’s waterfront development has gone on the market.
The 1.3-acre site lies on the Greenmarket, overlooking Mecca Bingo and new-build offices. It is also close to Dundee Science Centre.
An advertisement placed by property agents Ryden describes the type of property suitable for the area as being office, retail, hotel or leisure.
However, Ryden states that it is being “actively promoted” to be turned into a hotel.
There have been no offers as of yet but Fergus McDonald, the agent for the land, believes they will start receiving bids at the turn of the year.
He said: “It has just come to the market so it’s at a very early stage.
“The advertisement went up quite recently about a couple of weeks ago so we’ve not had any concrete interest as of yet and this is the quietest time of year. But we would expect that, early next year, it will start creating some interest.”
Ryden describes the plot as “irregularly-shaped” with 0.53 hectares of space. It used to form part of a larger site that previously obtained consent for a 114-bedroom hotel development along with a bar or restaurant with 20,000 sq ft of office accommodation above.
While the agents concede the consent for those works has lapsed, the combined site is being actively promoted for hotel development given its “high-profile location” and the identified need for additional hotel development in the central waterfront area.
At the time, the old plans for the hotel noted the council “will generally support proposals that contribute to the quality of tourism and visitor attractions, including the provision of three and four-star hotels with conference facilities in the city centre.”
But other, standalone office developments will also be supported on the site, subject to the necessary planning consent being granted.
It is not known how much money is being demanded for purchase and this will only be disclosed to potential buyers.
The east side of the site which looks out on to Marketgait previously accommodated a small, single-storey car hire building that was demolished several years ago. The southern section of the site was used for car parking until recently.
