Dozens of homes could be built on the site of the former Dundee College building on Melrose Terrace.
Persimmon Homes have lodged a planning application with the city council for the 1.6-hectare site, which lies 300m east of Dundee United’s Tannadice Park.
They are seeking permission to build 59 homes, ranging from two-bed terraced houses to four-bedroom detached houses.
The plans include a road layout that would split the site into northern and southern sections, each with a junction on to Melrose Terrace, and an area of open space to the south of the site to provide screening from nearby industrial units.
In their planning statement Persimmon said: “It is submitted that the proposal would succeed in improving the character and appearance of the site, appearing sympathetic to the surrounding built form in compliance with relevant development plan policies.
“Houses have been designed to front/overlook streets and areas of open space wherever possible.
“This results in a high degree of natural surveillance throughout the site and the perception of a safe and welcoming environment incorporating well-integrated and usable landscaped areas.
“Consequently walking, cycling and use of public open space is encouraged.”
Persimmon said they proposed using standard house types, but would take a flexible approach to external finishes and design to take account of the local architectural style.
“Care will been taken to ensure appropriate design and finishes throughout, however the application site is not considered to be overly prominent in the context of the surrounding area and therefore the development as proposed would not appear overbearing or out of scale,” the developer said.
“It is considered that the proposals represent an opportunity to develop the site for housing which respects the character, appearance, scale and density of the surrounding locality.”
Dundee College, which has since merged with its Angus counterpart, put Melrose Terrace up for sale in 2010 as part of a campus restructuring that saw it concentrate its operations in the city on its Kingsway and Gardyne sites.
Persimmon have already carried out a housing development on the former Graham Street campus.
