Plans for a new high-quality retirement housing development at an old Scottish Water depot have been submitted to Dundee City Council.
The site, at the junction of Pitkerro Road and Stobsmuir Road, has become surplus to requirements and is being sold in two plots.
McCarthy & Stone’s proposal is to redevelop one of the plots into a specialist sheltered retirement housing complex with 43 one and two-bedroom apartments specifically designed for people over 60, with access to a house manager and an emergency call system.
More than 70 people attended a public exhibition regarding the proposal, with all of those who completed a feedback form or comment card expressing support for the plans and 96% saying it was a good use for the site.
As a direct result of community feedback, McCarthy & Stone has significantly redesigned the plans to create a more traditional building with pitched roofs and gables, and traditional render and split-faced Anstone, which will complement the architecture in the surrounding conservation area.
The two-metre-high existing stone boundary wall, a feature of the conservation area, will also be retained along the length of the building.
The development now includes a greater proportion of one-bedroom properties, which has reduced the overall footprint of the building and allowed it to be moved back one metre from Stobsmuir Road, while retaining the same distance from the neighbouring properties at the back.

“I believe this proposal will provide much-needed housing for older people in the area and make good use of a site that is in danger of falling into disuse.”
The application is expected to be considered by the council later this year.
