Sale of flats has helped to drive Tayside property market

Rising demand for flats has helped drive the Tayside property market over the past 12 months.

The Tayside Solicitors Property Centre is reporting that member law firms sold 1,103 flats over the last 12 months a leap of 10.5% year on year.

Unveiling the annual statistics compiled by TSPC members, centre manager Lynne Hill noted that the surge in activity in this sector augured well for the year ahead.

She said: “We witnessed strong demand for flats throughout 2015 and anticipate that being maintained in the months ahead.

“The average price now comes in at around £97,000.”

Reflecting on 2015, Ms Hill noted nearly 3,000 properties changed hands through the Whitehall Crescent Centre, with sales topping the £432 million mark and rising 2% on 2014.

The average price of a Tayside property is now £144,654.

With demand being reported for properties across the price spectrum, solicitors are advising clients not to delay putting homes on the market.

Ms Hill said: “Some would-be sellers might be tempted to wait until the spring before bringing their house to the market but there are plenty of buyers out there so the advice from our member legal firms is simple strike while the iron is hot.”

At the upper end of the market, the average price for a detached villa in Tayside last year was nearly £245,000 and Ms Hill noted this compared favourably with Scotland’s other cities.

“Buyers tend to get more for your money on Tayside,” she said.
