Plans to build 16 flats on the site of an old cottage in Brook Street, Broughty Ferry, have been rejected by council planners.
Brunton Design Studio had argued the development would provide much-needed affordable housing and would be an attractive, landmark building.
However, Broughty Ferry Community Council objected, as did several nearby residents.
City council planners have now decided the flats would have “a significantly low level of amenity and environmental quality” owing to their small size, their lack of car parking and private open space and their overlooking of neighbours.
Their report added: “The proposed development will adversely impact on the appearance of the St Vincent Street and Brook Street streetscapes as well as the setting of the listed buildings surrounding the application site.
“The scale and massing of the proposed building alone will cast significant shadows over neighbouring properties to the east and north of the site as well as over St Vincent Street during the afternoon and evening hours.
“The incorporation of garden decks into the upper floors of the building will contribute significantly to the overdevelopment of the site and the overbearing impact…on neighbouring properties.”
