A landowner has unveiled plans for a major housing, retail and commercial development on the edge of St Andrews.
Mount Melville wants to create a mixed development on fields south-west of Younger Gardens.
The 17-hectare parcel of land is said to have the potential to accommodate around 350 homes as well as a food retail store, employment and commercial provision, plus a restaurant or pub.
Designated as Craigtoun North, it forms part of the St Andrews west expansion of 1,000 new homes mapped out by Fife Council’s own plan.
At an exhibition of its masterplan in St Andrews Memorial Hall, Mount Melville also put forward a proposal for further development on adjoining land.
Director Mike Younger said: “We’re confident the site will deliver a much-needed expansion to the town and will meet many of the development needs set out in the adopted local development plan.”
Confirming a planning application is to be submitted early next year, he added: “We welcome any public comment to allow us to refine our plans before making the planning permission in principle application.”
An estimated 150 people attended the exhibition, which formed part of the company’s consultation ahead of the submission to the council.
Consultant Steve Beebe, of Beebe Land and Planning, said: “The event was well-attended. There was a range of issues raised and discussed.
“It’s fair to say that most people knew the proposal was on the cards. Issues tended to concentrate on where and what we were putting on the site as part of our proposal.”
It is proposed that 30% of the housing will be affordable, in line with planning policy for the St Andrews area.
There would be a mixture of bungalows, terraced, detached and semi-detached houses and flats. Around 1.75 hectares of land would be set aside for employment and commercial uses.
The proposal will also include open space, internal roads, cycle and footpath routes, drainage and landscaping.
