Dundee was one of only four areas in Scotland to see average house prices fall over the 12 months.
Figures released today by Registers of Scotland (RoS) revealed that between July to September this year the average house price in Dundee was £128,901, down 1.1% from the £130,294 average price recorded last year.
By comparison average prices in Angus rose by 10.4% to £162,354 while Fife house prices went up by 4.6% to £143,075.
In Perth and Kinross the average house price jumped by 8.2% to £192,154 over the year.
Along with Dundee, average house prices fell in South Ayrshire, the Borders and the Western Isles.
However, it appears that overall the Scottish property market has now fully recovered from the crash that began in 2008.
The average house price in Scotland in the second quarter was £170,190, up 5.2% on the same period last year.
This is the highest figure since RoS began compiling quarterly house price statistics in 2003.
From July to September this year, the total volume of sales was also up, with an increase of 9.1% on the same quarter in the previous year.
Despite fears that the property market may have been affected by uncertainty caused by the independence referendum, this is the highest volume of sales for any quarter since quarter one of 2008/09.
RoS director of commercial services Kenny Crawford said: “This is the second consecutive quarter in which the annual increase in average house price has risen by over five per cent, bringing the average property price above pre-economic downturn levels, to just over £170,000.
“This, combined with the increase in sales volumes, has brought the total value of sales across Scotland to just under £4.5 billion for the quarter, up 14.8% on the same period last year.”
